Hyde Park Village Faces Tension Between Upscale Development and Community Roots

TAMPA, Fla. — As Tampa undergoes rapid urban growth, Hyde Park Village stands at the center of a transformation that is drawing both praise and concern from residents, workers, and visitors. Once known for its eclectic mix of local eateries and family-friendly atmosphere, the historic district is experiencing significant changes marked by shifting retail dynamics and rising high-end development.

Over the past decade, Hyde Park Village has generally seen an upward trajectory in development, according to Patrick Cimino, Land Use Chair of the Historic Hyde Park Neighborhood Association. “Really, the last 10-plus years, it’s been generally on an upswing,” Cimino said, acknowledging the area’s continued growth.

However, that growth has come at a cost. Several longstanding businesses have shuttered, including Goody Goody Burgers, which closed last year, and Pottery Barn, which vacated its location earlier this year. The Wine Exchange, a popular neighborhood restaurant, has also been gone for several years.

Some locals worry that the influx of luxury retailers is altering the area’s character. “It’s gotten a little more exaggerated, I guess, with the high-end stuff,” Cimino noted.

Bianka Escourse, an employee at a pop-up Silvia Tcherassi boutique, echoed concerns about the changing retail landscape. “I feel like here, it’s a lot of turnaround,” she said. Escourse expressed fears that the area could become less accessible to families and small businesses. “They want to put very high-end boutiques, which is fine, but this is a very family-oriented area… and I feel a lot of small businesses will be pushed out.”

Amid the ongoing evolution of the area, one prominent business is currently at the center of a dispute. WS Development, the landlord overseeing Hyde Park Village, has reportedly filed for eviction against Forbici Modern Italian, a popular restaurant operated by Next Level Brands Hospitality. Jeff Gigante, founder of the hospitality group, confirmed negotiations are underway. “I believe we will reach a happy compromise that will keep operations mostly the same,” Gigante said, declining further comment to maintain the spirit of negotiation.

Residents like Cimino hope the village retains its identity through a balanced mix of retail and dining options. “For us in the neighborhood, the biggest amenity is the retail and restaurants,” he said.

FOX 13 has contacted WS Development for comment on the future of Forbici and broader redevelopment plans in Hyde Park Village, but has not yet received a response.

As redevelopment continues, many in the community remain watchful, hoping that Hyde Park Village will preserve its roots while adapting to Tampa’s accelerating growth.
