City Dynamic, a joint venture between City Realty and Swire Properties, has officially commenced construction on two ultra-luxury residential towers in Bangkok. A groundbreaking ceremony was recently held to mark the start of the development, located on Wireless Road adjacent to the historic 142-acre Lumphini Park — Thailand’s first public park.
The new towers, reaching heights of 214 and 284 metres respectively, were designed by acclaimed British architecture firm Foster + Partners. The design seeks to integrate nature and urban living by extending the lush experience of Lumphini Park both across the site’s ground level and vertically throughout the buildings.
Each tower features two interlocking square volumes, rotated 45 degrees to reduce visual intrusion between residences and enhance panoramic views of the park and Bangkok’s Central Business District. The buildings taper as they approach the road to minimize their visual mass, while staggered floor plates and horizontal architectural lines create a visually dynamic yet harmonious façade. Textured awnings provide solar shading and architectural character.
Luke Fox, Head of Studio at Foster + Partners, described the project as “an important milestone,” emphasizing the firm’s commitment to designing regionally responsive architecture. “The design continues our exploration of structures adapted for modern city living, with reinterpreted clerestory windows and overhanging awnings that frame spectacular city vistas,” he said.
The landscaped ground level is envisioned as a tranquil green oasis. Each tower features separate entrances and private drop-off areas, with tree-lined driveways enhancing exclusivity and privacy. Shaded verandas with expansive canopies wrap around the base of each building, creating seamless indoor-outdoor spaces for relaxation and social gatherings.
Among the amenities are a private pool, a glass-walled children’s pavilion bathed in natural light, and a separate pool for children. Residents will have access to private lifts, with select units offering double-height balconies and sweeping city views.
Roland Schnizer, Senior Partner at Foster + Partners, highlighted the development’s focus on wellness and luxury. “This wellness-driven development will achieve the highest standard of luxury park-front living and create an intimate garden experience for residents,” he said. “We are excited to see the project break ground and look forward to the next phase of construction.”
The project is being delivered by Foster + Partners through its local affiliate, F&P (Thailand) Ltd.
