A compact commercial forest with panoramic views of the renowned Ben Nevis mountain range has been listed for sale in the Scottish Highlands, offering a unique investment opportunity for forestry and nature enthusiasts.
Kilmonivaig Wood, located approximately four miles west of Spean Bridge and just under nine miles from Fort William, is being marketed by Landfor Chartered Land and Forestry Agency. The 10.5-hectare woodland is described as being in a “stunning setting in one of Scotland’s most picturesque regions,” boasting dramatic vistas of Ben Nevis, the Grey Corries, and the Great Glen.
Established in 1975, the woodland comprises a productive first-rotation crop of Sitka spruce that is now nearing maturity. According to the agency, the trees could be harvested within the next five years, presenting an opportunity for immediate tax-free income or the option to allow further growth for increased timber yield. Yield classes in the forest are reported to reach 16 and above.
“The underlying soils are predominantly peaty gleys and humus-iron podzols, which have supported strong growth rates for the conifer crop,” Landfor stated.
The region is recognised for its favourable forestry conditions, particularly for Sitka spruce, and benefits from both aesthetic appeal and access to key timber markets. Nearby facilities include BSW Timber’s sawmill in Corpach and local jetty infrastructure that supports timber exports by sea.
Kilmonivaig Wood is also well connected, with the A82 providing road access to major regional destinations, and Fort William railway station offering direct routes to Glasgow and beyond.
The freehold for the woodland is being offered at a guide price of over £185,000.
